A non-recourse loan is a type of financing that can allow a Self-Directed IRA to purchase real estate when the IRA does not have enough cash to fund the entire investment. With this arrangement, the loan is generally secured by the investment property itself rather than by the IRA owner’s personal assets.

For an IRA real estate investment, this can be useful when an investor wants to purchase a larger property while keeping the investment within the IRA. If the property cannot repay the loan, the lender’s claim is generally limited to the property securing the loan, subject to the specific loan agreement and applicable rules.

However, non-recourse financing can have additional requirements, costs, and tax considerations. Debt-financed real estate may also create Unrelated Debt-Financed Income (UDFI), potentially resulting in tax obligations for the IRA.

Because IRS rules and financing arrangements can be complex, investors should consult qualified tax and financial professionals before using a non-recourse loan.
